How It Works




Mercy Housing Colorado wants to provide potential homeowners with a positive experience when they buy homes through us. Buying a home is an exciting, but sometimes stressful, process. We hope to give you advice, counseling and access to great realtors and lenders to make the home-buying experience as rewarding as it should be for all homeowners – regardless of income.

1. To qualify for our program, you must make 115 percent of the Area Median Income or less. To find out whether you qualify, contact our Mercy Housing Colorado Homeownership staff at cohomeownership@mercyhousing.org or (303) 830-3358. We will help you determine whether you pre-qualify for the program and offer you homeownership counseling.

2. If you and our staff determine that you are ready to begin the home-buying process, we will have one of our pre-screened lenders call you directly to determine what financing products may be available to you and what type of home you may be able to afford. Our lenders’ goal is to help you make the right decision on financing your home. They will work with you to make sure you aren’t committing to a mortgage that will get you into trouble down the road.

3. The lender and our staff will collaborate with a pre-screened realtor to help you begin your house hunt. Mercy Housing Colorado works with the best realtors who want to find an affordable home for your family.

4. Once you find your new home, we quide you through the sale and closing to make sure everything goes smoothly.
