Middlefield Junction welcomes residents home

Middlefield Junction has officially opened in North Fair Oaks, bringing 179 affordable homes to families in one of the Bay Area’s most expensive housing markets. Developed by Mercy Housing California in partnership with San Mateo County and community partners, the new community transforms underutilized public land into a vibrant residential neighborhood designed to support long-term stability and opportunity.

The development offers one-, two-, and three-bedroom apartment homes for households earning approximately 30% to 80% of Area Median Income. The community also includes project-based voucher units and 20 homes reserved for individuals and families transitioning out of homelessness through California’s Housing for a Healthy California program.

More than a housing development, Middlefield Junction was intentionally designed to connect residents with the resources they need to thrive. The community will feature a future on-site childcare center operated by Peninsula Family Services, resident gathering spaces, landscaped courtyards, pedestrian-friendly pathways, and ongoing support services provided by on-site property management and a full-time Resource Coordinator. Located adjacent to the Fair Oaks Health Center and near key transit corridors, the development offers convenient access to healthcare, employment centers, and essential community services.

The opening represents the culmination of nearly a decade of planning and collaboration. San Mateo County first identified the site in 2016 as an opportunity to create a community hub that integrated housing and services. Mercy Housing California was selected to lead the development in 2018, and extensive community engagement helped shape the vision for the project.

Middlefield Junction also reflects the resilience and determination of the project team. During construction in June 2024, an eight-alarm fire destroyed one nearly completed residential building. Through the coordinated efforts of local firefighters, construction partners, public agencies, and community stakeholders, rebuilding moved forward and the project ultimately reached completion.

Sustainability is another key feature of the community. More than 90 electric vehicle charging stations, supported through Peninsula Clean Energy’s EV Ready program, help expand access to clean transportation options for residents.

Today, Middlefield Junction stands as a powerful example of what is possible when public land, community vision, and strong partnerships come together. As families move into their new homes, the community is creating a lasting foundation for stability, connection, and opportunity in North Fair Oaks for generations to come.
