Loretto Heights comes with a story already written. Originally developed in the late 1800s as a college campus, the area has grown and evolved over generations into a vibrant, fully formed neighborhood. That history means residents aren’t waiting for growth to arrive—it’s already here. Surrounding streets are filled with everyday conveniences, including an array of shopping, dining, parks, and highly regarded schools. The neighborhood feels lived-in and active, offering a sense of place that newer developments often lack.
At the heart of it all, the Loretto Heights community emphasizes connection and character. Landmark buildings from the historic campus—including the chapel and theater—are being thoughtfully restored and reimagined as cultural and community spaces. Planned additions include a walkable town center with shops and workplaces, along with open lawns, play areas, and inviting gathering spots. The result is a neighborhood designed to bring people together—a place where relationships form easily, community life thrives, and residents truly feel at home.
Each of the units will have central air conditioning, blinds, a mix of carpet and luxury vinyl plank floors, granite counters, a coat closet, storage closet, refrigerator, stove/oven, dishwasher, disposal, microwave and in-unit washer/dryer. 1-,2- and 3-bedroom apartment homes at 30%-70% AMI.
Most tenant services, including adult education, computer courses, after school tutoring and resume/job search assistance, will be provided or coordinated by Mercy Housing’s on-site resident service staff, with additional third-party support for social services. Each tenant will also receive an RTD-ECO pass
Astraea at Loretto Heights will be 0.1 mile from a bus stop and convenience store, 0.2 miles from an ethnic market and high school, and less 0.5 miles from childcare, a head start center, park and elementary school. It is within a mile of a fire station and recreation center, and within two miles of a police station, medical clinic, light rail station, community center, middle school and all shopping options, including a grocery store, big box retail store, shopping mall and neighborhood and community shopping centers.
